Advice on WP theme or Custom Theme design WordPress

Hi guys,
I need some advice. I have been asked to design a website for a friend who owns a local pub located in South East England. After my initial design not being satisfactory (www.thebuxtedinn.co.uk) my friend has now returned to me saying that he would like to replicate the http://www.thebullonthegreen.co.uk and http://www.peacock-inn.co.uk/ (these are very similar sites and the venues themselves are located only by 15minutes drive so he thinks its the done thing) My friend likes the http://www.thebullonthegreen.co.uk the best.
The site needs to be made in WP and editable with a rotating banner like http://www.peacock-inn.co.uk/. IF you know any themes which would replicate this design, or if you could create a custom WP theme to meet these design (I would pay more) I would be truly grateful.
Both the sites are relatively simple in terms of design and functionality but I am new to WP and the site needs to be editable by the client.

Maybe you can have a design template and let him decide if he like the template.

Cheers guys for the quick feedback. I have tried a couple of templates now and he's being really fussy so I'm not that keen to go down that route again. I've never quite met someone like him so this is really my final attempt of finding him a solution. he's pretty adamant that the site has to look like on of these examples, so the plan is to copy them identically and replace them with my own images built within word press. If someone can replicate one those sites within word press with all the bells and whistles I would raise the steaks to $40.

Being simplistic I think is the key here. I've developed complex sites in the form of templates and he hasn't liked them. He looks at his competition and wants something almost identical (Replicating sites is not my preferred design style.)
Unfortunately the landlord is pretty narrow minded and he needs, in my opinion, a more simplistic site. but I have to meet his demands.
Is it possible that anyone can look at the two example sites: www.thebullonthegreen.co.uk
www.peacock-inn.co.uk
and design a WP-theme around them. I am new here and like i said my knowledge of WP is pretty limited so I'm not sure if this is even feasible.

oh wow boss narrow minded is the worst, but is your friend, try to contact the guys who are at theme forest or such and ask them you want to buy the closes template etc with such features, they would be able to find a match...
